Renting on Dune Road

Dune Road is one of the most sought-after rental stretches on the East End, and for good reason: it is the barrier beach itself, ocean on one side and Moriches Bay on the other, a few minutes from Westhampton Beach village. Demand runs from Memorial Day through September, with the strongest weeks in July and August.

Inventory here ranges widely, from bayside condos to full oceanfront houses, which is why the asking prices above span such a large range. Seasonal figures and monthly or short-term figures sit side by side in the same feed, so read each listing on its own terms.

How Hamptons Seasonal Rentals Work

• The good inventory goes early. Serious summer searching starts in winter, and the best oceanfront weeks are often committed well before spring. If you are looking for next summer, earlier is genuinely better.
• Terms vary more than the price suggests. Memorial Day to Labor Day, July only, August through Labor Day, and short-term stays are all common. Two listings at similar prices can cover very different periods.
• Expect a security deposit and a formal lease. Landlords typically require a deposit against damage, and the lease governs occupancy limits, parking, and pets.
• Southampton Town requires rental registration. Properties rented in the Town of Southampton must carry a rental permit, and the registry number generally has to appear in the advertisement. Ask for it. A landlord who cannot produce one is a real risk to your summer.
• Beach access is not automatic. Village and town beach permits have their own rules and fees for renters. Confirm what comes with the house before you assume you can park at the beach.
