Long Island is bigger and more varied than people expect. Choosing where to land usually comes down to four things: commute, schools, what your money buys, and whether you want a year-round community or a seasonal one.
The Broad Strokes
- Nassau County is closest to the city, most built up, and has the shortest commutes. Prices reflect that.
- Western Suffolk gives you more land for the money with a longer but workable commute, and includes strong school districts like Dix Hills and Northport.
- The East End divides into the South Fork, the Hamptons, and the North Fork. It is a genuine two-plus hour drive from the city and functions on its own economy and calendar.
Practical Things Newcomers Miss
- School districts do not follow town or village lines. Confirm the district for the specific address, not the town.
- Most of the East End is unsewered, so septic systems and water quality rules matter when you buy.
- Property taxes vary enormously between districts and are a bigger monthly factor here than in most markets.
- On most East End purchases the buyer pays the 2 percent Peconic Bay CPF transfer tax on top of normal closing costs.
- Flood zones affect insurance well inland of the actual beach. Check the zone before you fall in love with a house.
