Dune Road is not only eight-figure oceanfront estates. The same barrier beach carries a steady supply of condos and co-ops, most of them in small beachfront buildings, and they are the least expensive way to own on the ocean side of the Hamptons. Co-ops here regularly list from under $400,000 and condos from the mid $500,000s, while single-family homes on the very same road start near $3 million.
For a lot of buyers this is the whole point: the same ocean, the same sunsets over Moriches Bay, the same short walk to the water, at a fraction of the entry price and with far less to maintain.
Condo or Co-op: The Difference That Matters Here
- A condo is real property. You own your unit outright and get a deed. Financing is straightforward and most lenders are comfortable with it.
- A co-op is shares in a corporation. You own shares that give you the right to occupy your unit, and purchases are subject to board approval. Boards can set their own rules on financing, subletting, and pets.
- Subletting rules decide whether you can rent it out. This is the single biggest question on Dune Road, because summer rental income is the reason many buyers are here. Co-op boards frequently restrict or prohibit it; condos are usually more permissive. Confirm the rule in writing before you sign anything.
- Monthly charges cover more than you would expect. Oceanfront buildings carry real costs: flood and windstorm insurance, bulkhead and dune maintenance, seasonal opening and closing. Ask what the charge includes and what it has done over the last five years.
What to Ask Before You Buy
- The building master insurance policy, specifically its flood and windstorm coverage and the deductible
- Any assessments in the last five years, and any that are planned or under discussion
- The subletting policy in writing, including minimum lease terms and how many units may rent at once
- Reserve fund balance, and whether the building is funding reserves or relying on assessments
- Whether the building sits in a VE or AE flood zone, and what that means for your own contents coverage
- For co-ops, the board package requirements and how long approval typically takes
Most of these questions come down to one thing: on a barrier beach, the building itself is exposed, and how well it is run and funded matters more than it would three blocks inland.
Flood Zones and Insurance
Nearly every property on Dune Road sits in a FEMA-mapped flood zone, and that shapes both cost and what can be built. Condo and co-op owners usually have it easier than house owners: the building master policy typically covers the structure, and you insure your unit interior and contents. Review the association coverage carefully, because a thin master policy pushes cost back onto owners through assessments.
